We have many alternative loan programs available to you, such as VA, and Conventional; however, most of our sales are based on FHA government insured loans. We are not Realtors, and we prefer to deal directly with the purchaser. We can pass the savings of not using brokers directly to you. This can save you as much as $6,000 on a $100,000 house. When you purchase a home from us your get an FHA appraisal and inspection, title insurance, and survey. You own the home the day you move in. Many of the Down Payment Assistance programs have been eliminated, such as those offered by ACORN and other non-profit organizations. The sub-prime, 82-20 loans, and zero down loans have also been eliminated. The City of Fort Worth's $25,000.00 down payment assistance program (DPAP) is closed.

If you can't qualify for a normal home loan, on a few of our homes we would consider owner carry, owner financing with a fixed interest rate loan and no prepayment penalty. The down payment would need to be at least 20%. These would not be "Lease Option", or "Rent to Own". You get the Deed to the property the day you close, and the house is yours.
